| Resumo: | O presente estudo teve como objetivo analisar a viabilidade financeira entre duas atividades desenvolvidas em uma propriedade rural localizada no estado de Goiás: o arrendamento de área para o cultivo de soja e a pecuária bovina de corte. A metodologia adotada envolveu a elaboração de fluxos de caixa comparativos para um horizonte de cinco anos, considerou receitas, custos, investimentos e impostos, além da aplicação de análise de regressão linear para projeção dos preços futuros. Foram utilizados, no caso da pecuária, os indicadores financeiros Valor Presente Líquido (VPL), Taxa Interna de Retorno (TIR), Índice de Lucratividade (IL) e Payback Descontado (PBD). Os resultados demonstraram que a pecuária de corte apresentou inviabilidade econômica, com VPL negativo e TIR inferior à Taxa Mínima de Atratividade (TMA) de 24,50% ao ano, enquanto o arrendamento da soja apresentou resultado líquido positivo, mostrando-se financeiramente vantajoso e de baixo risco operacional. Conclui-se que o arrendamento agrícola representa a alternativa mais rentável e segura para a propriedade analisada, por garantir retorno estável e previsível no médio prazo. |
| Abstract: | This study aimed to analyze the economic feasibility between two activities developed on a rural property located in the state of Goiás, Brazil: the leasing of land for soybean cultivation and beef cattle farming. The methodology involved the preparation of comparative cash flow models over a five-year period, considering revenues, costs, investments, and taxes, as well as the application of linear regression analysis to project future price trends. For the cattle activity, the financial indicators Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), and Discounted Payback Period (DPP) were used. The results showed that beef cattle farming was economically unfeasible, presenting a negative NPV and IRR below the Minimum Attractive Rate of Return (MARR) of 24,50% per year, while the soybean land lease yielded a positive financial result, proving to be more profitable and less risky. Therefore, it is concluded that agricultural leasing represents the most profitable and secure alternative for the property analyzed, ensuring stable and predictable returns in the medium term. |
